Scope of Application:Zoning By-law Amendment to permit the development of 11.58 hectares of the subject property as a 2-storey office and industrial warehouse/shop building for an infrastructure and utility company. The site will contain areas for parking, storm water management, and outdoor storage.

What are the Proposed Changes?

The Zoning By-law Amendment Application proposes to amend the current zone, Development Reserve (D) to the Employment Heavy Exception (EH-X) zone with site specific provisions, for a portion of the subject property.

The applicant is proposing to operate a 2-storey office and warehouse/shop for an infrastructure and utility company on the property with an outdoor storage area. The proposed office and warehouse will have a combined Gross Floor Area of 7,486 square metres (80578.63 square feet). The development would be supported by a parking lot with a total of 260 parking spaces, which includes 7 barrier free spaces. Additionally, the warehouse will have 44 loading spaces.

The proposed development is part of a phased development at 15021 Woodbine Avenue. The proposed zoning amendment is for the easterly portions of the lands to accommodate the proposed development.

Speak at the Meeting

Any person may attend the Council Public Meeting in person or electronically and make written and/or verbal representation either in support of or against the Zoning By-law Amendment Application. Appeal Procedure

And take notice that a specified person or body as identified in the Planning Act, R.S.O. 1990, c.P.13, as amended may appeal to the Ontario Land Tribunal with respect to any decision by Council by filling with the Planning Department of The Corporation of the Township of Springwater with a complete notice of appeal setting out the reasons for the appeal and accompanied by the fee required by the Tribunal.

No person or public body shall be added as a party to the hearing of the appeal unless, before the by-law was passed, the person or public body made oral submissions at a public meeting or written submissions to the council or, in the opinion of the Tribunal, there are reasonable grounds to add the person or public body as a party.
