Zoning and Applicable Laws

Before planning your building or renovation project in the Town of Stouffville, review the zoning laws and other applicable laws that apply to your project.

Zoning By-law

The Zoning By-law controls the use of land in our community, including:

  • How land may be used
  • The lot sizes and dimensions, parking requirements, building heights and setbacks from the street
  • The types of buildings that are permitted and how they may be used
  • Where buildings and other structures can be located

Applicable laws

In addition to zoning requirements, some building and renovation projects need to comply with other applicable laws in order to receive a building permit. View our Applicable Law Declaration to find contact information for many of the approval authorities commonly involved in building proposals. Applicable Laws can be designated by:

  • Areas regulated by conservation authorities, Toronto Region or Lake Simcoe Region
  • Ministry of Transportation (MTO) in highway corridors
  • Site Plan Control Areas

When you apply for a building permit, you will submit an Applicable Law Checklist with the ones that apply to your project.
