Additional Residential Units (ARUs)

Build a pre-approved additional residential unit (ARU)

The Town is currently working to offer ready-to-use design plans for detached additional residential units (ARUs). These pre-approved plans make it easier for you to add a detached ARU to your property. Stay tuned for more information in the near future!

This project helps increase local housing supply by encouraging gentle infill and simplifying the approval process.

Before you build:

  • Apply for a building permit

  • Submit planning applications

  • Follow the Town’s zoning by-laws

Community Improvement Plan

The Town is currently working on an Affordable Housing CIP, which is a long-term strategy to help increase affordable housing options in Stouffville.  

This plan is a tool provided by the Planning Act to support community development. It includes a range of policies and incentives—both financial and non-financial—that the Town can offer to encourage investment in affordable housing. 

The CIP will support private and non-profit developers in building homes that meet different needs and income levels across the community.

Inclusionary Zoning Study

Inclusionary zoning is a planning tool that allows municipalities to require affordable housing units in new residential developments. Under the Planning Act, this policy can be applied in Protected Major Transit Station Areas (PMTSAs).

The Town is launching an Inclusionary Zoning Study to explore how this tool could work in Stouffville. The study will include a market assessment to determine if inclusionary zoning is financially feasible.

If the assessment is feasible, the study will move forward with:

  • A Policy Directions report

  • A proposed Inclusionary Zoning by-law

This initiative aims to increase affordable housing near the Town’s two PMTSAs: Stouffville GO and Old Elm GO Stations.
